Special Meeting – Site Visit
May 1, 2026

The Board conducted a site visit to the property that is the subject of the application listed below. The purpose of the meeting was for Planning Board members to view the subject property.
1. 3:00pm, 50 Enterprise Center - Application of 50 Enterprise Residences, LLC for Master Plan approval for a Major Land Development Project involving proposed construction of 7 office buildings totaling 9,380 square feet of office space, and including associated site work, such as redesign of onsite parking, stormwater management and landscaping. The property is located at 50 Enterprise Center and identified as Lot 15F on Tax Assessor’s Plat 113.
o Mr. Croce opened the meeting and stated that the purpose of the meeting is to view the property and to ask questions of the applicant for clarification purposes. There should be no deliberations.
o Representing the applicant was attorney Jay Lynch and the site construction coordinator. Atty. Lynch explained that the north and south wings will each have 3 buildings. Each 3 floor building will contain 2 units with a common wall. There will be one additional building along the western side of the lot which will make 14 units in total. They will be identical to what was built at 811 Aquidneck Ave, which required no waivers.
o Mr. Lynch explained that the existing retention pond on site will stay but areas of the asphalt will be replaced with grass leading to an overall decrease in impervious surface areas. The proposed buildings will be designated office spaces but designed so that they will be converted to residential units. The existing KVH Industries building on site, is currently being transitioned into residential units. As it stands current town code requires an applicant to propose office spaces which are allowed by right and then request an adaptive reuse application that would allow these units to be converted to residential.
o Mr. Croce explained that the Board is working on language that would make adaptive reuse a one step process for sites that are not yet built such as this one.
o Mr. Skirzenski and Mr. Huttler asked about the parking requirements and it was explained by the site coordinator that currently the site has 3 times the amount of parking spaces needed for office space and since the entire site was transitioning to residential space even less would be required.
o There were no other major concerns expressed by Board members.
o Mr. Croce closed the meeting and then took questions from residents that had attended the meeting.
Meeting adjourned by consensus at approximately 3:30 pm.
